Investors Guide
Take a look at our top tips below if you're looking to become an investor! We understand for most people buying an additional property is likely the biggest purchase you'll make in life. Here at Match Estates, we understand the importance of making sure that your property is protected.
Choose the Right Agent:
There are dozens of agents to choose from and each agent will sell you a different 'dream tenant'. The things to look out for is not what they say but what they do. Have a look at how they present their properties. Attention to detail when it comes to marketing says a lot about the attention to detail you will receive when it comes to managing your property.
It's all in the detail:
If you want to attract quality tenants at the best price it’s imperative that your property is clean, well maintained and nicely presented. Here at Match Estates we conduct a 360 degree virtual tour, professional photography, floorplans and drone photographs to ensure your investment is marketed to the best of our ability.
Offers:
Once quality tenants have been found and the rental price agreed we will carry out all the necessary paperwork including: Collecting references, arranging tenancy agreements, collecting initial deposit and rent, and arranging for a thorough check in and comprehensive inventory report.
Completion:
Once the above has been carried out and is in full order you can release the keys to your new tenant. We'd always recommend taking a scan of your keys and getting a checklist signed to prove you have handed over all your compliance documents to the new tenants.
Property Management:
We offer different tiers of service. From let only where we will find you a quality tenant and carry out the introductory work right through to full property management. Having your property fully managed means we take care of arranging pretty much everything including collecting rents, arranging safety checks and ensuring maintenance and repairs are undertaken professionally. With over 150 pieces of legislation to comply with, many Landlords find this service invaluable.
Rent & Legal Protection:
You've found an agent, you've found a tenant. Now it's time to manage the property. If your tenant has passed referencing, more often then not they will be eligible for Rent & Legal Protection. Although most tenancies do run smoothly, more often then not tenants who do not pay their rent do not do so by choice. It's often a change in financial or personal circumstances that can spiral out of control. Rent & Legal Protection mitigates that risk for yourself and ensures your investment is financially protected should the tenant fail to meet their obligations.
